  1. Form: what is the overall form of your new home?  Is it a bungalow, a 2-story, or something in between?  How many bedrooms do you want?  How many bathrooms, ensuites, or powder rooms will your new home have?  What other rooms (Great room, library, den, craft room, etc.) will be essential?  Does your new home have one garage bay, two or three?  And do you have a sense of your new home’s overall size (square feet).
  2. Style: Do you have a style that you like or dislike? Styles include Estate, Modern, Farm House, Ranch, and Georgian.
  3. Budget: everyone has a budget.  Well, almost everyone,…. 😊.  It is important to know what your budget is. It is also important to include everything in your budget, including the lot, servicing, site works, design, engineering, and soft costs.  A good custom home builder knows what these costs actually are and is honest about sharing the full list with you.  A good custom home builder can also review design options with you so you can spend your money on the things that are important to you.
  4. Features and Finishes: with so many choices today, this list can be overwhelming!
